I have to inform you about the situation:
Who am I?
I'm
German, 65 years old, married to a Brazilian. We already sold our
mansion (about 200 meters from here) and now we are starting to sell
the complete area at the lagoon's edge as well. It is about 10,000 m2 =
1 hectare = 2.5 acres. In that marvellous and unique park we are
planning to construct just 8-10, 1-2 storey bungalows. The land area
would allow for many more houses. Two houses already exist
and
are used as guesthouses.
Don't wait too long: a
similar project was sold completely within 3 months!
The
tropical garden has already existed for many years and is maintained by
local gardeners. So, from the first day on, you will live in the park
and not in a desert-like construction area. And this plot is not in a
newly developed area; it lies in the middle of the town. In that
enormous park there was a mansion of an old general.
1. What's the surrounding area like?............................

The
area is situated 80 km north of Rio de Janeiro in Saquarema, a booming
seaside tourist resort of about 80,000 inhabitants. Saquarema is set by
the sea but at the same time borders on four large saltwater lagoons
surrounded by lush tropical mountains. It is a lovely town blessed with
endless white sandy beaches, and untouched by mass tourism.
2. Where in Saquarema is the property?.... 
The houses lie in the fishing village of
Boqueirao, an important part of Saquarema. The property lies about 400
meters from the sea, and has its own beach to the lagoon. It is the
biggest plot at lagoons edge right in the center of a residencial area.
Boqueirao has its own town centre with
school, restaurants and of course bus connections. Both Brazilians and
Europeans have spotted the charms of this special area, and
consequently the area is visibly "on the up".

3. Dimensions of the
property

This plot is extraordinarily large even by
Brazilian standards: 10.000 m2 (one hectar, about 2.5 acres).
This
is the only plot of that size in downtown Saquarema! All the single
plots were bought over several years, one after the other, to be joined
afterwards. Properties at the lagoon’s edge, meanwhile, are very rare
and highly valued, and very difficult to find.

idea of the unique situation of the land between sea and the lagoon.

A
property like that should be treated with care. This is why we planned
only eight individual houses including the one house in the
center, where the old mansion of the army general once stood. Two
houses are already completed. Because one of these houses could be
divided into two separate units, we speak about three finished units in
total.
The
first step after the planning of the project was to give the garden its
final structure. Trees need some years to grow, but a house will be
built in about six months. So the tropical garden already is in nearly
perfect shape and is maintained by a gardener. Old trees are mixed with
palm trees. In the center you find an enormous fig tree dating back to
the times of the Indios! The whole project was planned with German
architects and today you already will find a very nice and charming
area.

Prices
depend on the size of the private plot around the house and also, of
course, on the situation within the park: the three units at the beach
of the lagoon are the most expensive ones. All plots are very well
calculated and really reasonably priced considering the actual and
future value. You will find plots between

5. Why I am selling this property? 
 
The
reason I am selling the property is simple: I am 65 years old and have
recently been faced with some serious health issues, forcing me to
reduce my activities. We have three complexes here in Brazil and have
decided to sell two of them, keeping the third.
The
selling price is really low and gives the new owner a good opportunity
to increase the invested money in a short time. The whole property will
be registered as condo and the selling of separate plots is starting
right now. But effective immediately, the new owner can live in one of
the houses. So, this project is ideal for anyone looking for a better
lifestyle in Brazil, with the added possibility of earning good money.
6. Quality and Lifestyle
 
Condominiums
are without doubt a great idea: on the plus side, they offer an
excellent way of sharing the cost of much needed facilities such as
security, swimming pools, barbecues and gardens. On the minus side, in
Brazil as everywhere else, they are generally uniformly built, and then
they are built too closely together. Additionally, the effort put into
the planning and landscaping is usually minimal.
Some
basic information about Condominiums
This
Condominium is something quite different:
On
a 10,000 square metre plot we have planned to build only 8 or 9
individual houses plus a handful of apartments contained in one
additional building. Each unit takes up approx. 1000 m2, sheltered from
its neighbours by imaginatively and intelligently planned mature
tropical gardens. The inhabitants are able to live together without
living on top of one another.
We
basically are speaking about individual houses, not apartments. There
are some models that could be considered as basic ideas and of course
could be changed in each individual case. This project was developed by
German architects over a period of 6 months.
The
idea to plan the garden before the houses were constructed is
extraordinary but contains great logic: a palm tree needs some years to
grow. And the buyer of a plot doesn´t need too much imagination to plan
his house in the existing garden ambient and will not be forced to look
out in a treeless desert.
In
Brazil this kind of carefully planned approach to such a project is
extremely rare. So there is evidently a good market for condomiums of
this type! Obviously, foreign buyers do not want to live crammed
together in rabbit hutches!
7. Description of the area
 
There
is a private sandy beach to the lagoon. This is the 30 meter protection
zone, where you are not allowed to build in Brazil. Integrated in the
beach zone are two round marinas connected to the lagoon for the boats
of the house-owners. The swimming pool is still a pond, but the areas
for sunbathing and relaxing under an enormous Brazilian cherry tree are
nearly all completed. The perimeter walls need to be increased in
height and provided with gates.
Two
houses are finished and are used as fully furnished guesthouses. Each
house will have its own garage. Two double garages are already built
and one side is used for tennis training. Three house units are ready.
One of the romantic houses is waiting for its twin to be built on the
rear, but the foundations already exist.
The
green heart of the property is the garden with bamboo, palm trees from
all over Brazil, big trees and a wide open space in the center.
Everything is ready. Under the old mango trees you find small places to
sit or meditate in the hammock and small ponds with Japanese bridges.
There are no mosquitoes coming from the saltwater lagoon! So, as it is,
obviously it will not be difficult to imagine paradise!

8. Summary
 
We
are selling plots for construction in a tropical park with private
beach at the lagoon of Saquarema (80km north of Rio de Janeiro).
There
is a completely developed infra-structure: the land is the biggest one
at the downtown edge of the lagoon! In total we have ten bungalows
planned (one/two storeys) in one hectare = 10,000 m2 = 2.5 acres. Each
house has a 1,000 m2 garden. Several of the facilities can potentially
be used by all owners sharing the costs: swimming pool, boat deck,
barbecue, satellite TV, internet...
On
your land you can construct your home to meet your individual needs but
we provide you with plans and models which you can modify as you wish.
Two
units are ready to occupy. They are used as guesthouses, but will be
sold as well. Meanwhile you can use them during the construction period
of your home.

first one to purchase will have the opportunity to work as an
administrator of the condominium and generate income out of this. He
could potentially supervise the construction of the residences as well
if he has sufficient experience and would like to do so.
We
offer a service to rent out the houses in the period when the owners
don't use them. Thus the houses will be used by tourists and somebody
can organize this tourism activity as well. This could be the
administrator or another person.
Summa
summarum:
Anyone
wishing to buy a plot in a fantastic area for a very reasonable price
will indeed find a "unique opportunity" here. Don't hesitate because
you will not find anything similar in a booming tourist resort.
Procedure and documentation are equivalent to German standards! We have
