Lagoons, beach, blue sea, mountains, surf and voleyball 1. What's the surrounding area like?............................ 

The area is situated 80 km north of Rio de Janeiro in Saquarema, a booming seaside tourist resort of about 80.000 inhabitants. Saquarema is set by the sea but at the same time borders on four big saltwater lagoons surrounded by lush tropical mountains. It is a lovely town blessed with endless white sandy beaches, and untouched by mass tourism.

 


Holidays, bikinis, beach, blue lagoons, football, Samba, Forro 2. Where in Saquarema is the property?....

The houses lie in the fishing village of Boqueirao, an important part of Saquarema. The property lies about 400 meters from the sea, and has its own beach to the lagoon. It is the biggest plot at lagoons edge right in the center of a residencial area.

Boqueirao has its own town centre with school, restaurants and of course bus connections. Both Brazilians and Europeans have spotted the charms of this special area, and consequently the area is visibly "on the up".

Prices, exchange, coffee, meals, provisionses, services 3. Dimensions of the property                

 

This plot is extraordinarily large even by Brazilian standards: 10.000 m2 (one hectar, about 2.5 acres). In comparison, a typical plot in Saquaremas residencial areas is usually only 450 m2.

This is the only plot with that dimension in the centre of Saquarema! All the single plots were bought during years one after the other to be united afterwards. Properties at the lagoons edge meanwhile are very rare and highly valued, but the market is practically empty.

A property like that should be treated with care. This is why we planned only eight individual houses and one house with apartments in the center, where has been the old mansion of an army general once. Two houses are already finished. Because one of these houses could be divided into two separate units, we speak about three finished units totally.

The first step after the planning of the project was to give the garden its final structure. Trees need some years to grow, but a house will be build in about six months. So the tropical garden already is in nearly perfect shape and is maintained by a gardener. Old trees are mixed with palm trees. In the center you find an enormous fig tree of the times of the Indios! The whole project was planned with German architects and today you already will find a really nice and charming area.


Idee-1: Move in one of the finished houses. In case you decide to buy the whole property, we will finish the reunion of the plots and we pay for the papers. With some marketing you will sell the other plots in a short time. Start the construction of the individual houses with the deposit money of your clients. Finally you sell even your own house or you continue to stay in the condo and rent out the houses for your clients when they are not in Brazil. Interesting idea?


Houses, values, offers 4. Financial brackets                             

The price for the whole plot including the three house units and the garages is only 540.000 Reais, which is about 210.000 Euro or about 310.000 US$.

The price for bare land without structures is in Boqueirao about 65 Reais per sqmt, for lagoons area about 80 Reais/ sqmt. We have to reduce the price a bit because within 30 meters (the beach) you will not be allowed to construct in Brazil. Calculating the construction, houses and garages, the whole property results in a fair value of 750.000 to 800.000 Reais. We ask for 540.000 Reais. So the price is at the lower limit and is not open to further negotiation.


Houses, Construction, Residencias, Costs, Condominium 5. Conditions and procedure                   

There is only one owner, so the transfer to the new owner would be very straightforward.
The single plots until now are not united, so before the transfer will be started that has to be done to pay less transfer costs. That will need about one month, but will be paid by the actual owner and does not affect the new owner.

Tourism, visit, paradise, vacation 6. Why I am selling this property?                           

The reason I am selling the property is simple: I am 64 years old and recently got some serious problems with my health, forcing me to reduce my activities. We have three complexes here in Brazil and have decided to sell two of them, keeping the third and for me the most important.

In Germany I still have a house about 20 km from one of the best heart clinics. To minimize my risk, I will stay much more time in Germany until a possible operation will give me a less risky future. This is the reason why and that of course gives a good chance to somebody interested to continue with this interesting and financially attractive project. So I have to exchange money against time, that means to gain more time in the rest of my life, I have to give money away.

The selling price is really low and gives the new owner a good chance to increase the invested money in a short time. The whole property should (and will) be permitted as condo and then the selling of separate plots can be started immediately. But from the first moment on, the new owner can live in one of the houses and rent out another one. So, this project seems to be ideal for everyone looking for a better lifestyle in Brazil, but with some activities. And earn good money beside as well.

 

 

 

 


Idee-2 Now you have seen the whole area and know that everything is fantastic, …..the whole project seems to be what you always wanted to do, but unfortunately you don´t have the complete capital to invest! Living in Brazil, permanent visa, immigration, procedures, costs 7. Quality and Lifestyle                      

Condominiums are without doubt a great idea: on the plus side, they offer an excellent way of sharing the cost of much needed facilities such as security, swimming pools, barbecues and gardens. On the minus side, in Brazil as everywhere else, they are generally uniformly built, and then they are built too close together. On top of that, the effort put into the planning is usually minimal, with a few plants thrown in after the event to disguise the fact.

This Condominium is something quite different:
On a 10.000 square metre plot we have planned to build only 8 or 9 individual houses plus a handful of apartments contained in one additional house. Each unit takes up approx. 1000 m2, sheltered from it´s neighbours by imaginatively and intelligently planned mature tropical gardens. The inhabitants are able to live together, without living on top of one another.

We basically are speaking about individual houses, not apartments. There are some models, that could be considered as basic ideas and of course should be changed in each individual case. This project was accompanied by German architects during 6 months.

The idea to plan the garden before the houses were constructed is extraordinary but contains great logic: a palm tree needs some years to grow. And the buyer of a plot doesn´t need too much fantasy to plan his house in the existing garden ambiente and will not be forced to look out in a treeless desert.

In Brazil this kind of sympathetic approach to such a project is extremely rare. We could only find one condominium, in southern Brazil, which was planned in a similar way. Within three months it was completely sold out of units! So there is evidently a good market for condomiums of this type! Obviously, foreign buyers do not want to live crammed together in rabbit hutches!


Brasilinda foundation, activities, work, income 8. Description of the area                                   

There is a private sandy beach to the lagoon. This is the 30 meter protection zone, where you will not be allowed to build in Brazil. Integrated in the beach zone are two round marina places connected to the lagoon for the boats of the house-owners. The swimming pool is still a pond, but the areas for sunbathing and relaxing under an enormous Brazilian cherry tree are nearly all completed. The perimeter walls need to be increased in height and provided with gates.

Two houses are finished and are used as fully furnished guesthouses. In a Condominium you need a garage for each house: Two double garages are already built, one side is used for tennis training. Three house units are ready. One of the romantic houses is waiting for its twin to be built on the rear, but the foundations already exist.

The green heart of the property is the garden. Bamboo, palm trees from all over Brazil, big trees and a wide open space in the center, everything is ready. Under the old Mango trees you find small places to sit or meditate in the hammock. Small ponds with Japanese bridges. There are no moscitos coming from the saltwater lagoon! So, as it is, evidently it will not be difficult to imagine paradise!

 



Joy of living, new relationships, intercultural environment 9. The legal structure of the property                                             


The property has the legal form of “Forro”, a kind of leasehold. About 50% of all properties in Saquarema have this structure. There will be a transfer tax of only 7% on top of the selling price once to be paid to the town. Anually there is the normal tax for properties (not very high) and a small fee to be paid to the mayor for the leasehold too.
